if she stays.
if she had stayed.
if she was to stay.

This is called a hypothetical or contrary to fact sentence.

Does she live in New York now?  No.
What must happen for her to live in New York?  She would have to stay.

If I had a million dollars, I would by a yacht.

Do I own a yacht?  No.
What must happen for me to buy one?  I would need to have a million dollars.

I would travel more if I had a good job.

What condition needs to be met for me to travel more?  I need to have a good job.
